We help you with the purchase, development and construction process. We can help you to find your plot, we give you objective recommendations for buying a plot, we will inform you about the regulations in force. We will help you with supplies (well and electricity) – a well costs around 50 € per metre and the depth is usually around 100 metres in the area.
We do a complete follow-up, holding conversations to find out exactly how you see your ideal country house in Mallorca: rustic or modern, minimalist or romantic, its dimensions, the pool, the garden … with the data we will be able to give you an estimate of the final cost of the whole project, as it is important to make sure that your project fits within your budget.
We will introduce you to an architect, his job will be to put down on paper your wishes, place the house on the plot, make the project and present it to the town hall.
It takes quite a long time to obtain the basic licence for the project, especially since the COVID has increased the deadlines in the administrations, the normal time is about a year and a half before you can start the building work. First, the project is presented to the town hall, which verifies it and then transfers it to the Consell Insular for approval. Once it is approved, it is sent back to the town hall, which issues the basic permit for the project. While it has been submitted to the Consell Insular we work on the execution project, which is submitted immediately so that we can build immediately after receiving the basic project permit. The execution project includes the following: it determines the materials to be used, the structure of the house and all other details, it includes a budget which will determine the payment of the fees to the town hall.
While waiting for the permissions, we will start to prepare the finca. If you wish we will be your project manager, we will help you to choose the local materials, the Santañy stones, the hydraulic floors, the wooden beams, the Majorcan shutters, we will ask for the budgets, we will help you to decide with which company to work and we will establish the definitive budget.
Every week we will be monitoring the work and we will send you a photographic report of the development of the works. Throughout the construction process, the invoices of the contracted companies will be issued according to validation by the technical architect, of course, we will check that they correspond to the previously established budgets. If during the construction work you wish to modify any point, we will request the estimates and proceed with the modifications after obtaining your written approval. In this way, you will always have up-to-date information on the evolution of the construction process, we will be there to support you during the whole process.
Even after the construction work is completed, we assume responsibility and remain your point of support. We still keep in touch with many of our clients who build their house in the north of mallorca.
