Between the Sea and the Castell de Capdepera
There are places that invite you to slow down. Places where mornings begin with the Mediterranean light coming through the window and where everything seems to be just the right distance away. This terraced house in Cala Ratjada is one of those places.
Located in a small community of only nine homes on a street with almost no traffic where parking is very easy, it offers the feeling of living in a secluded corner of the village while the sea, terraces, shops, and the atmosphere of Cala Ratjada remain just a few minutes’ walk away, and at the same time you have everything close by: Mercadona, Müller, and also Lidl a little further up.
Here you don’t need a car to enjoy the day. You can leave the house, walk to the beach, buy bread, have a coffee facing the port, or have dinner by the sea while the sun sets on the horizon. Moll beach is only 500 meters away.
The house is spread over two floors and has been carefully maintained over the years. The living room, open to the kitchen, becomes the heart of the home: a space for quiet conversations, impromptu meals, and gatherings with family and friends.
Its three bedrooms allow adaptation to every stage of life. Rooms to rest, work from home, or receive those who come to share a few days in Mallorca.
The master bedroom holds a small privilege that never loses its charm: a distant sea view that reminds daily of the proximity of the Mediterranean. And as a backdrop, the unmistakable silhouette of the Castell de Capdepera, which accompanies the views and connects the home with the island’s history.
At the front, the spacious patio of about 30 m² lends itself to long summer lunches, sunny breakfasts, or evenings under the stars. At the back, a pleasant terrace offers a more intimate corner to read, rest, or simply enjoy the silence.
The house has air conditioning in all rooms, gas heating, storage room, laundry room, water tank, and additional storage space in the attic. Everything designed so that comfort is part of daily life, both in summer and during the quieter months of the Mallorcan winter.
Ready to move in, with a habitation certificate and all documentation in order, this property represents an increasingly rare opportunity: a comfortable, well-maintained home close to the sea and away from large impersonal communities.
Because sometimes what we seek is not simply a house but a place you want to return to.
And maybe that place is this one.

In the transfer of furnished homes, it is possible to include a detailed inventory of the furniture and items delivered to the buyer. This inventory can be attached as an annex to the public deed on the day of signing.
When the value of the furniture does not exceed 10% of the total property value, the tax authority usually considers this valuation reasonable and proportionate.
Furniture included in the transaction is not part of the real estate transfer and, therefore, is not subject to the ITP rate applicable to real estate. Instead, it is taxed as the transfer of movable goods at a rate of 4%, which the buyer is responsible for.
For the seller, the transfer of household furniture does not generate capital gains tax in the IRPF, according to Article 33.4 of the Personal Income Tax Law.
The real estate agency fees are paid by the seller unless the parties agree otherwise.
The final price including taxes may depend on the buyer’s tax situation. Municipal capital gains tax is paid by the seller. Property tax (IBI) and garbage taxes will be prorated based on the purchase date.
Cala Ratjada is the second most important fishing port in Mallorca. It is located in the municipality of Capdepera, at the northeast of the island, and is a specially popular area among Germans. Tourist activity also takes place here, but in a more serene environment than on larger cities.
